We avoid VRBO but my husband booked a trip through Expedia, not realizing they are partners. It was the worst experience we have ever had but looking at all the other reviews it seems pretty normal for them.
We arrived at the house at check in time but when we got in we found it occupied and filthy. There was no one there but the place was littered with half consumed food, drink and slops and there was dirty underwear and trash everywhere. The grossest part was the used q-tips on the counter top.
The owner did not respond to us so we got onto VRBO. Absolutely dreadful, nearly two hours on the phone, in the car, in the rain, with some poor guy in an offshore call center who could do absolutely nothing because the department that helps in these situations would not answer. He also tried the host numerous times to no avail.
By this time it was too late for us to get anywhere else in town so we had to drive 3 hours back home. The worst part is that the owner cancelled the next day and because he cancelled (despite it being well after our booked date had passed) we could not leave a review. I'm thinking that bad hosts know about this and I suspect that VRBO may have this policy so that people don't see all the bad stuff, bad hosts, and double bookings.

We checked in Saturday evening 6/17 got up to cook breakfast Sunday morning 6/18 and noticed at first one roach then several all over the counter in clusters, on the floor inside the dishwasher. Tried to call the property manager at wonderful vacation homes no answer left messages and sent emails. We figured the where not in on Sunday 6/18 so first thing Monday 6/19 I called and the response was lack luster but said someone would come out today 6/19 but then we gent and email response from the property saying someone will come out tomorrow in 6/20. No response again we we tried to call. I have requested other accommodations but I was told we have to wait until maintenance comes out. Maintenance came out this morning at 10:50 on 6/20 and was startled at the amount of infestation, he sprayed and told us he'll be back tomorrow. We paid for a vacation home with a kitchen, we have been forced to make other arrangements at our expense. This is completely unacceptable and I have video and consistent emails to the Wonderful Vacation Homes. I reported wonderful vacation homes to the better business bureau. This management company had the audacity to lie and say we brought the roach infestation to there filthy property. They have an F rating with the better business bureau. Do NOT rent from them they have misleading pictures of the homes and obviously fake reviews on the website. We're taking legal action, because our vacation was completely ruined by this company. Please beware do NOT sacrifice your vacation or your peace of mind nor your love ones. This is a horrible company.
I am a host and I had my first rental through VRBO on May 27th, 2023 and had filled out a tax form then. Today is June 20th, 2023 (more than 3 weeks later) and I have not yet received my rental payment. I have called VRBO twice in the last 2 weeks and they kept telling to wait. AirBnB will normally credited the rental payment the day after check-in, however VRBO refused to pay me.
Horrible experience. We rented a condo that was no pets and no smoking. We walk up to the door and it says beware of dogs and walk in the pot hits you in the face. My son has terrible allergies and asthma so we definitely couldnt stay...but it gets worse. In the kitchen cabinets was rotting pizza and zaxbys. Holes in the bathroom where the mirror once hung, trash basically spread throughout the entire place, the air return was covered in inches of dust, and majority of the chairs were broken. We left to find another place for our vacation. Called VRBO with no help from them. Never booking with them ever again.
The renting experience was fine, the host was great but VRBO has the most scandalous policy of making you pay a deposit, that too will EVENTUALLY get back OR you can pay them an extra $60 insurance. Is just a scam to get 60$ more dollars out of you because they don't refund you the money in time to avoid paying interest on your credit card. I shouldn't be Legal. They are criminal
Undeserving of the one-star minimum. So not trust VRBO for your vacation. We booked a house for 10 people, and had our stay cancelled at check-in time. Our group who flew in from across the US was left without a place to stay. Contacted VRBO support and they did not help us find another stay. We were informed that we could book a hotel ourselves and we would be reimbursed. The amount offered was only enough to cover about 1.5 rooms, even though there were 10 people on our booking. When we asked for more help, we were informed that we were incorrectly informed about the reimbursement policy. In fact,they would not help at all with rebooking and they refused to tell us how much they would reimburse, just saying "to a certain extent". We would have to book same-day hotels for 10 people through hotels.com and just hope that it would be covered.
Will never trust a vacation to VRBO again, and their extremely poor customer service will discourage me from using their partners (hotels.com and Expedia) for any future travel.
Do not use vrbo. There is no guarantee of reservations. If the hosts mess up which happened numerous times with me your reservation is gone. Do not rent from the host Houzlet. They were terrible to communicate with and guaranteed my reservation and next thing I know I'm getting a refund and no longer have my reservation.
VRBO doesn't care about you
I recently stayed at a rental through VRBO.
It was a total nightmare. We were in the middle of nowhere with the only pet friendly one available on Memorial Day weekend.
Besides the horrible condition of the property. There were starving and neglected farm animals, three died while we were there over a three day period. One goat, the owner informed us, had a disease called ORF. She told us it was not contagious. It is, in fact, highly to animals and humans. I had to keep my dog out of the backyard area where the goat usually lives for the rest of our trip.
I contacted vrbo the Tuesday after the holiday to inform them and request a refund. Because they could not contact the owner by phone- no refund. Of course they aren't going to answer.
I then said forget the refund, I am concerned for future guests.
The VRbo representative gave me scripted answers. I have called twice asking for a manager to speak with- no calls.
This company does not care about the safety of its clients. And their refund policy is ridiculous.
VRBO is kicking members off like crazy. If you give a guest your phone number--even AFTER they have booked and paid VRBO their fees--they kick you off.
I have lake front property and canoes. So, my guests need a phone number to call if they have a problem. It's a safety issue.
VRBO kicked me off because of this. I have 9 cabins and have made them over $75,000.00 in fees/year for 15+ years. I have NEVER booked around them.
But I was kicked off. That's a violation of their own contract w/ members and a violation of our First Amendment rights to Free Speech.
And now it comes home to roost.
They just reported--the CEO, Peter Kerns, is on TV saying they lost 1 BILLION bookings in just the last 3 months.

The service fee I paid to VRBO was 679.00 and after waiting over 2 weeks now found out I will not be getting that back. That is a lot of money to keep from someone especially hewn they did nothing to earn it

Vrbo canceled our month long vacation home that we booked a year ago days before we were to leave. They took no responsibility or accountability.
I stayed at a property and had some issues so I wrote a review that covered my experience. The owner was so mad about my review that he made up a lie that I had a pet and caused damage to his property. I contacted VRBO and told them about the problems I had which they ignored and sited with the owner. Didnt it seem odd to them that I wrote my review 11 days after my stay and the owner didn't say anything until I wrote my review and then suddenly I had a pet that caused damaged. Reservation were made money taken out of account.5 minutes after the Reservation were made received an email saying place was unavailable, money was already taken out now having to wait for a refund. No fault of mine totally unfair. They take your money before knowing place was available. I will stay away from vrbo too of a hassle to get a refund.
I stayed in a house in San Diego. The real thing looked nothing like the pictures. They asked me to send the " real" pics and they would take appropriate action. Nothing was done and mij review was put in last place. Proving that they are just in it for the money and they don't care about client experience.
First time user. Rented a house for a week and the house was great. Before leaving for my trip, I contacted Vrbo customer service about an overcharge on my credit card. They issued me a claim # and say they would call me back to explain the charges. Two weeks later I am calling again, starting the whole thing over again with them telling me they will call back. Still waiting and the overcharge is still on my account. If you use Vrbo - you will get overcharged and you can't get anywhere with customer service. I will never use Vrbo again.

Booked property through VRBO in Hampton, FL. Arrived at property at 5:15 on 5/5/23 but have not received the code to entry doors, sent text and called the property manager. Property manager responds to my inquiry at 8:49pm with the access code and letting me know that we can check-in at noon instead of 4pm as per contract.
All communications are done in VRBO app, searched the web for customer service for VRBO and found *******145. Called them multiple times but they are polite on the phone and take the same information with every call, but that is as far as you get with their customer service nothing.
Upon arrival to the property all the garbage cans are full with lids on them, but garbage all over the property with dirty diapers, paper cups, paper plates etc. furniture on the deck should have been placed in the garbage many moons ago.
Requested a full refund and got nothing.
Within hours of checking into the 3 bedroom oceanfront home in Anna Maria Island, FL, the entire second floor (primary bedroom primary bath, family room, Florida room, and eat-in area) was full of hundreds of swarming termites. We called the host to get help but were not able to reach someone until the following morning. VRBO took our call and made some notes but suggested we wait to talk to the host in the morning. We spent most of the day going back and forth with the host to see what our options were. 1.) stay in the unit and after we checked out they would give us some credit but wouldn't say how much until we were gone. 2.) move to a 1 bedroom in another city 3.) move to another house in the same location but 4 blocks away from the ocean. 4.) leave and get a partial credit. None of them met our needs or expectations. We ended up canceling our stay and going home. Some of the money we had paid was credited back leaving us with a $600 bill for one bug-infested stay (less than 24 hours).
The house was very dirty and looked like the floors had not been cleaned with sand and black dirt everywhere. The AC on the first flood did not work very well. The beds were too hard and uncomfortable.
We tried to work with AMI Locals and VRBO. VRBO refused to credit us for any of their charges and AMI locals only a partial. When talking with the VRBO agent, I requested to speak with a manager. He put me on hold and came back to say the manager agreed with what he told me and would not speak to me. Why is VRBO not ensuring these locations are as described nor aiding resolve matters when they arise?
Overall this was a very poor experience and do not feel this matter was resolved to the level of our satisfaction. We will never use VRBO again nor the host.
I hope others don't have to experience what we did at this location or with VRBO and their lack of service.
It's literally impossible to run a rental business with VRBO. I'm a property owner attempting to use VRBO to list and rent my property. They de-listed my property without explanation. I've had a horrible experience working with their support team. I've called ~25 times, they take notes and escalate to an internal team that is suppose to respond with details or a resolution. After 2 dozen attempts they have never responded. I've also escalated several times to a manager queue that is suppose to call me back within 24 hrs. Again, they have never called me back. Its been 2 months they re-listed my property for 2 weeks and then de-listed again. I highly recommend finding another site to list your property.
Might as well be a Myrtle Beach Motel. As a frequent traveler, I have never had such a bad experience with a rental company. The customer service was non-existent. Upon arriving to the hotel building from the airport, my uber driver used Google Translator to WARN ME that "this was not a safe place and to watch our belongings." We checked in and went to our room to find that it was not clean, and a lock was missing off the main door. There was aluminum foil on the stove top, tables and countertops disgusting, hair was in the bathtub and overall, we did not feel safe there. The rental conditions did not match what was represented and advertised on their app. We were not willing or able to stay there and were forced to make another arrangement last minute, at significantly more cost. Vrbo, nor the host, were willing to offer a refund or even a partial refund due to the conditions. The customer service might as well be non-existent. This is exactly what Vrbo needs to guarantee, otherwise why book through them!? This needs to be made right and other consumers need to be aware of this as a POTENTIAL SCAM. They need to stand behind their product! Suffice to say, I will continue to be very public about this.
Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.
Answer: VRBO will not help anymore with anything. Homeaway bought them and there is no personal contact with owners anymore until they pay through the site. I don't know about negative reviews. Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.

All CC's would refund you the money if you don't get the services. If they don't accept cards or allow payment through Homeaway, FIND ANOTHER PROPERTY OWNER WHO WILL or be prepared to take the chance. READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
