It took 2 years for the Zillow algorithm to figure things out, but it finally did. We seem to be getting reasonable estimates now that align with the local human realtors. Yea!

Your position seems to be designed to be legally safe, for now, but the reality is your Zestimate is a powerful number that everyone else has to work to overcome. If you undervalue a property you cost people real money, and you give no recourse. This is a very unfair business practice.

For the first and second question, we are trying to let you know that our Zestimate is not actually a value that is pertaining to or for comparative market analysis. This is just an estimate that is being calculated based on the data, sales records, tax information and the home facts (Bedrooms, baths, square footage); a starting point value of the home. The Zestimate algorithm models are constantly updating to provide the very best starting value of a home given the data that we have available. This is the reason why we do not use or accept appraisals for the homes, on Zillow, because it's important that the Zestimate algorithm be consistently applied to all properties in a similar manner by using the same data points for every property. An appraiser physically inspects the property and takes special features, location, and market conditions into account. We do not factor these details into our Zestimate.
The current Zestimate is $140,368, the last time I have checked the property page, the Zestimate was $139,460. This is the calculation based on the data we have from the property page. You may look at Zestimate history & details to know how it was calculated.
For the third question, since thousands of data points go into the Zestimate calculation, it is difficult to pinpoint a specific reason for the difference in Zestimate between your home and your neighbor's home.
To name a few possible reasons:
-Quality of the homes (materials, upgrades)
-Floor plan/structural layout might be correlated with the values
-Past transaction history
-Tax assessments
You may check them on the home page you are referring as the identical unit of your home, so you would have the chance to compare and know the difference in the home facts.
For the fourth question, what you see is the Private Zestimate. This can only be seen by the home owner and you have that because you have the chance to edit your comps. But it will not be publicized because the comps that appear on our property pages are computer generated.
Lastly, be noted that Zestimate cannot be manually edited or removed from the home page. The only thing that will change it is by updating the home facts or any incorrect data that you see on the home page. Again, we don't mean this estimation to be an official appraisal.

Hi Chris,
I understand most of your note but where I'm still confused is the following:
1) The local realtor says my property is about $180K
2) Zestimate says $140K
3) The identical unit next door to mine has a Zestimate of $148K
3) If I use the Zillow "View my Comps", it gives $241K
4) In the 2 years before you changed your algorithm my property Zestimate went from $146K to $176K, and then in one month, the month your new algorithm started, it dropped to $121K, a drop of $55K or 31%!

As so many people make use of Zillow when hunting for a home, it is really not right to present my home as $140K when it is likely between $175K and $200K.

I posted a For Sale By Owner listing 12 days ago. I received a verification call and email. Their site says it will be posted within 72 hours of verification. It's still not posted. I filled out a complaint form on their site about a week later and received no response. I tried to call - not possible to talk to a human being. To "chat electronically" with someone I have to subscribe to a service. When I was an real estat agent - I payed this company many thousands of dollars a year. I also collect rent on a property through them, but they hold my deposit for about a week. They are all about making money and care nothing for the consumer or even the real estate agents who are their customers!
Took a while to learn the truth about zillow;
The contact manes you receive/ are referred to are bot names and only refer you to a random person somewhere in their network knowing exactly nothing about the area or home you are interested in.
But what is worse is the fact website updates of sales/ contingencies/ offers/ contracts never occur.
A week of phone tag revealed 3 of the properties I was inquiring on (in the same town) were already sold or under contract.
Don't waste your time with these clowns, they make their money "clik-bait" style and never produce anything of value.

We attempted to sell our home without a real estate agent using zillow.com. It was a mess from the start and one of the biggest real estate mistakes that we ever made. The information entered by the company was often incorrect and untimely posted. At a critical time, zillow delayed the listing for over a week with no explanation. Communication offered by the company was nearly non-existent and extremely inadequate. After numerous attempts of entering our contact information, prospective buyers were forced to come in person to our home and make an appointment for showings by knocking on our door, sometimes very early in the morning. When we finally received a response from a zillow employee, he indicated that "the system was having problems" with no remedy. Having lost precious time with a major financial transaction, perhaps the biggest of our lives, we were forced to list our home by another means. To this day, the final "sales price" of our home posted by zillow (without any input from us) is incorrect by $40,000. When I attempt to obtain real estate information from the zillow site now, the map feature, which is critical to my needs, doesn't function at all. In general, I find the website extremely user unfriendly to both sellers and buyers.
Got an agent through Zillow to look at a home. Completely unporfessonal. Came late, dressed sloppy, did not even know how to unlock the door. I had to find the lockbox with the keys. Just stood right inside the door talking about herself and family. I had to literally turn my back on her and walk away in order to look at the place. Gave me zero info; knew nothing about the place. Never called back when I left message for more info. Guess they don't want to sell property. Got another agent who worked hard and found us several great places! Now we have to chose.
This firm-also own Trulia-if for brokers. My home had 2338 views and 68 saves and not a call via zillow. When you type in contact agent your email appears. I tried it no response and had both daughters try it and it is a scam-no action. We listed with a broker who said it is basically a platform for their forthcoming brokerage adventure. I would avoid it as all you get are calls from brokers wanting to list your home. I asked a question-no phone response for sellers only agents-it has been 3 days and nothing-"we will get back to you ASAP" counting 4 days now and the question was regarding failures in their system to notify me of potential buyers. Bad news place!
THE ESTIMATED VALUE OF MY PROPERTY LISTED ON ZILLOW IS FAR LOWER THAN THE REAL VALUE. WHEN I EVER SELL MY PLACE I HAVE TO TALK TO THE BUYERS TO EXPLAIN THE DIFFERENCE. 2,8 OUT OF 5 STARS IS A SUB-PAR RATING. I HAVE A TROPHY-PROPERTY AND THEIR ZESTIMATE DOES NOT REFLECT THAT. WHY?
"Zillow home loans told us the day before the closing on our new home that they screwed up some paperwork and we could not close. It took them 48 hours to fix the issue. This caused a considerable amount of stress and embarrassment buying a home from a family member not to mention rescheduling of friends/movers/work and associated costs. They also moved the move out date of our old home from friday up to sunday with a $5,000 penalty if we weren't out in 3 days when I had the whole week off of work to move out. Quite a surprise and change of plans! A 'manager' said we would be compensated in some way to 'make it right'. 5 weeks went by with dozens of emails and phones calls with everyone passing on the issue to someone else until finally we were connected to a customer care team where phone tag went on another week or more only to tell us we would not be compensated in any way. Apparently the hassle they created has no 'value' to them unless I could provide receipts for my stress, embarrassment, and moving costs in which I paid in cash and trade of services through my wife's business. Not even a written apology and gift card to a steak house. Buyer beware- you are a number to Zillow not a human being."
If you want to buy MLS leads then it is the best site. Very Nice Experience with this site and I found everything I need for the Real estate market.
We bought a home owned by Zillow! We hired an A/C to take a look at the air conditioning unit. It was absolutely disgusting! They never maintained the unit! Either mold or microbial has been growing in it! Did not even put a new filter in! And they call their homes "move-In ready! What a joke!
We have recently had the pleasure of working with Kristen Gavelek from HomeSmart as our agent in helping us find a home. The service she has provided has been tremendous. Kristen has been professional in all aspects of our process. We began our search with a used home and then made the decision to purchase a new home. Through both processes, Kristen's follow up and initiating appointments for us has been exceptional. We would highly recommend her as your realtor for finding your dream home.
The zillow rental manager just sucks, the "zestimate" is a joke. I tried to let them know they have the wrong address and I got a canned reply that that don't change individual "zestimates". Why have a option to submit trouble tickets if your not going to read or do anything about them and just give auto replies? Also as rental platform they used to be good, but they have forced "their tools" which are bad, the "background" check is joke. The information is just bad and isn't verified in any way or "checked" in any shape or form. I had a lady submit an application and said she made 12K a month, and had prefect rental history. Turns out she made like less than $800 a month and her "landlord" was just her friends contact info, I tracked down the real owner and property manager and she was the "worst" tenant she ever had. I reported this to Zillow and they said "each landlord has their own standards for accepting applications". They now are also charging to post ad's I can't WAIT for when they no longer player in the Real estate market.
Have have asked Zillow/Trulia to take my home pictures off of their website. My home has been bought a year and 2 months now. They refused and said any MLS can contact them and take it down. We are not in good standing with the Realtors because of the unprofessional way our home was sold. RealtySouth called and now their saying it has to be the Realtor that sold the home. They are in total violation of our privacy and Attorneys has been contacted.
They have a defect in their SML listing system that they can't remove the houses photos from their website after selling. Very bad in communication, never answer the phone and never reply back for the massages. Very un respectful

My neighbor is trying to rent their dumpy 700sq foot beach cottage, 193 Morgan Ave., East Haven, CT for $1,100 month. Zillow's listing shows a picture of my $550,000 Beach House, 187 Morgan Ave. I contacted Zillow support and they replied that I need to contact Google because that is where they obtained photo. First of all, it is Zillow's Listing and their responsibility to get it correct. Secondly, it is impossible to contact anyone at Google. Now I have losers ringing my doorbell inquiring about the rental.
In June 2020 Zillow offered me $340,000 for my home. Out of respect to my elderly long term tenants, I could not accept Zillow's offer. Now on Nov 30 when the market is hotter than June by most accounts, and my tenant has vacated, how disappointed that Zillow has declined to offer, citing baseless factors... new construction competition- was there in June too, unstable values - Zillow value estimate for home is virtually the same if not higher, not enough comparables- If Zillow found "comps" in June it can find them now if truly wanted too... more homes have sold in last 4 months. Essentially the excuses make no business sense and I'm calling bullsxxt on Zillow house buying service!
I listed a fully furnished 5 bedroom/5 bath home on Zillow, under the catagory "temporary/sublet", hoping to find a renter for any part of January 2021-April 2021. I was assured by Zillow marketing that if I "didn't receive at least one lead" from my ad, I would receive an additional week free.
Bizarrely, the ONLY "leads" I received were for a 1 bedroom/1 bath apartment on the other side of town, wholly unconnected to me in ANY way. I got multiple calls about that apartment asking for "Sharon", the landlord listing on the ad for that apartment, I guess. Clearly, Zillow made some sort of error and was directing those leads to me (I don't know if Sharon was getting my leads).
When I complained about this and asked for situation to be corrected AND to get my supposed free weeks-- I was told that "ANY " lead counts toward the guarantee! The fact that the leads were ALL FOR SOMEONE ELSE'S PROPERTY, didn't matter! This went on for 3 weeks, with the my listing auto renewed at $9.99 per week. I never received a single inquiry that was actually about my house. Total waste of $30.
Zillow has new communities posted. We were interested in a few of the homes. Speaking with an agent, the homes were available. Once the agent found out we had an agents. We were told the the home is under contract and that the price on Zillow is not correct, it's a higher price than what is listed. Is this there way of

Answer: All Zillow does is collect your information and when you stop paying or refuse to pay for awful service they send fraudulent trolls pretending to be a potential tenant, buyer, seller that provides no identification to post negative reviews! Zillow is a terrible website!
Answer: Why would you expect a call from the buyer. All buyers, if they want things done proper way, their lawyer/rep/realtor will call you. So, when you do a for sale by owner, you are saying, you don't have a lawyer to represent you, but the buyer will.
